- For the buyer:
- Review and negotiate the
specific terms of the real estate sale contract;
- Help evaluate financing
options and explain the terms of your loan;
- Evaluate all documents, such
as the deed, title policy, mortgage, survey, closing statement
and seller disclosure statement;
- Negotiate issues
raised by property inspections and due diligent investigations
- Review the title insurance commitment and closing documents
- Inform you of any facts that
affect your interest and provide counsel if difficulties arise.
- Attend the closing and make
sure you receive clear title.
- For the seller:
- Review
and, if necessary, negotiate and modify the terms of the real estate
brokerage listing agreement
- Review and negotiate the
specific terms of the real estate sale contract;
- Order title searches, surveys,
mortgage payoff letters, condominium documents and all other
items required for closing;
- Obtain the title insurance commitment
- Prepare the deed, all other
closing documents and prepare the closing figures;
- Schedule the closing at a time
and place that is convenient for you;
- Attend the closing and make
sure that you convey clear title; and
- Inform you of any facts that
affect your interest and provide counsel if difficulties arise.
